THE ASSURANCE DECENNALE:
This insurance is separate from the mandatory third party risk insurance.
It is required on all new builds and structural alterations (including
repairs and renovation) to cover future risks with the structure. It offers
a full 10 year warranty backed by major french insurers against structural
failure. Without this cover you will find it difficult to sell your property
within the 10 years of the work being done as the Notaire (solicitor) will
ask for copies of the insurance certificate. In France it is against the
law to make any structural changes yourself and you must employ an Artisan
to effect these changes, who carries the 'Assurance Decennale'. Not all
builders have this insurance as it can be quite expensive and / or the
Insurance Company may have declined cover, for whatever reason, you must
ask for a copy of the certificate, which is renewed annually - look at
the date to ensure it is still in force, before signing any contract.
